Real Estate Marketing - How I will get your Home Sold!

There is so much more that goes into being a real estate agent than just selling real estate. Almost equally important is being skilled in marketing. Selling a home is not just putting it on the market and letting it sell itself. As a real estate agent you must be able to market the home in a way to attract buyers and get the best offer for your clients. Here are some of the ways I will market your property to help you get the best price possible for your home.
1. High Quality Professional Photos - This is SO important when it comes to marketing your property. 90% of buyers start their home search online. The first impression every buyer will have of your home is the photos they see online. If they don’t like the photos, they aren’t going to schedule a showing to see your home in person.
2. Yard Sign - If your community/HOA allows, I will post a ‘For Sale’ sign in your front yard. This way anyone that passes your home will know it is for sale. Even if they are not looking to buy the home, if they know friends or family that are looking, they can pass along the information. Our signs not only have my phone number so that they can call me for property details, but they also have a location based text code. When someone sees the sign in front of your home and texts the text code, their phone uses GPS to tell us they are texting about your property so we can get them details ASAP. I can’t tell you how many times I have passed a beautiful home with a sign in front and wrote down the address so I could look it up when I got home. Not quite ready to sell your home yet? We can put the sign up with a ‘Coming Soon’ rider to get people excited about it coming on the market.
3. Private Listing Network (PLN) - Speaking of not being quite ready to put it on the market… The Private Listing Network is unavailable to the public, so only real estate agents can see these properties to send to their clients. If you’re not quite ready to sell, but want to put some feelers out for interest, the PLN is perfect. In the PLN you can choose how much information about the home you want to share, You can add photos, but you don’t have to. You can even choose to allow showings if you’d like, or hold off on showings until you’re ready. Sometimes you may even receive an offer while in the private network and never even have to put your home on the active MLS (Multiple Listing Service).
4. Postcards - As soon as your home is active for sale, I will send out ‘Just Listed’ postcards to everyone on the home’s mail route. This is great for allowing the community to see that your home is available. Like the sign, neighbors will be able to tell their friends and family about the home. The postcard will also list details so if they are looking to upgrade, but stay in the neighborhood, they will be able to see more details about your home than just the yard sign provides.
5. Open House - I can host an open house during the first weekend that your listing is live. In this crazy market where homes fly off the market in just a couple days, this gives buyers the opportunity to see the home if their agents are unable to bring them for a showing. I will advertise the open house on social media, the MLS, and individually reach out to any agent that’s clients have marked interested in the property to personally invite them or their clients.
6. Social Media - As soon as your home is active on the MLS, I will create a ‘Just Listed’ post and share it to Facebook and Instagram. I will include the details of the home and be sure to highlight anything special about the home. I will also mention any open houses that have been scheduled. Posting to social media will allow even more people to see that your home is for sale.
7. Facebook Ad. - Once I have posted about your property on Facebook and Instagram, I will boost the post to create a Facebook ad so that even more people see your home. The difference between a regular post and an ad can mean thousands of additional people seeing the post.
8. Home Tour Video - Videos have become big on social media, and posting a home tour online allows the video to get pushed out more than a regular post will. This means more people see that your home is for sale. Like the professional photos, this could be a buyer’s first impression of your home. Using video also allows me to target another audience using TikTok and Reels.
9. Blog Post - I will create a blog post on my website that list the details of your property and highlights any unique details. This creates just one more way for people to find your home for sale using Google search.
As you can see, there really is a lot more that goes into selling a home than just listing it for sale online. I will go the extra mile and do everything I can to get your home noticed and sold for the best price possible.
